Care property investment is, at heart, a straightforward property purchase with a lease attached. Here is the process, stage by stage.

Explore available properties that may be suitable for supported living or specialist care. We set out the location, price, size and intended use of each home so you can judge quickly whether it fits your plans.

Understand the Investment
Review the property, purchase price, proposed lease structure, operator information and investment considerations. This is the stage for questions, professional advice and your own due diligence.

Secure the Property
Proceed with the purchase through the appropriate legal and professional process, with your own solicitor acting for you and a survey and valuation where appropriate.

Long-Term Lease
The property may be leased to an appropriate care or supported-living operator, subject to the specific opportunity and contractual arrangements. Lease length, rent, review terms and repairing obligations are agreed in writing.

Long-Term Investment
The investor owns the property and receives income according to the agreed contractual arrangements, with the asset held in their own name.
Investment structures, lease terms, rental income and returns vary by property and are subject to contract. Property values and income can fall as well as rise.
